What is the "MLS"?

MLS stands for "Multiple Listing Service". Most people refer to MLS as if it were a big website for listing homes all over the country. When in fact  there are hundreds of  MLS systems across the country; all based regional in their area. Each MLS system operates separate from one another, a Realtor who is a member of his local MLS in Denver can't see the listings in the Vail MLS. That's why it's so important to be listed in the correct local MLS. There are many other websites, like Realtor.com, and local IDX feed Realtor sites that pull listing information from all these MLSs, and put them all on one centralized website. Most of this information is limited as it is available to the public, the additional details Realtors use and provide to their clients is only displayed on the local MLS for agents to see, and not the national public websites.

Why you need to use a Realtor® to list your home in MLS.

Only a licensed real estate broker who belongs to the MLS and or Local board, paying MLS dues and fees is able to list a property. An private non-licensed person can't post an "ad" in MLS, like placing an ad in a newspaper. As a real estate broker we are also responsible for the accuracy of the listing, and keeping it current. If the information is not accurate we the brokers can lose our MLS membership or pay heavy fines if a property is not properly listed or its status is incorrect in MLS.
